heal.abstract The combination of Building Information Modeling (BIM), Digital Twins (DTs), and Internet of Things (IoT) technologies is reshaping the construction sector by enabling data-driven decision-making and real-time project monitoring. While large firms increasingly invest in these tools, small and medium-sized enterprises (SMEs) face significant barriers, particularly with respect to costs and resource availability. This thesis focuses on the adoption of Digital Twin and IoT technologies by Greek construction SMEs. The research is conducted in two stages. First, a cost analysis is carried out to estimate the financial requirements associated with software acquisition, hardware equipment, and employee training needed for the effective implementation of Digital Twins. Second, a structured questionnaire is distributed to Greek construction SMEs, including both constructors and engineers, in order to capture their perceptions, readiness levels, and concerns regarding the integration of these technologies. The findings provide insights into both the potential benefits and the challenges that SMEs encounter in the process of digital transformation. Based on the analysis, the study formulates recommendations aimed at facilitating the wider adoption of Digital Twin and IoT solutions in the Greek construction sector, helping SMEs enhance their efficiency and competitiveness. en
