heal.abstract	Η παρούσα διπλωματική εργασία επιχειρεί την παρουσίαση της σχέσης του τρίπτυχου Κτηματαγορά - αστική ανάπτυξη - σχεδιασμός και τον ρόλο της στους μετασχηματισμούς του αστικού χώρου. Στο πρώτο κεφάλαιο παρουσιάζονται οι βασικοί άξονες διερεύνησης και μεθοδολογίας που ακολουθήθηκαν. Εν συνεχεία στο δεύτερο κεφάλαιο δίνονται κάποιοι βασικοί ορισμοί και έννοιες για την κατανόηση της κτηματαγοράς, της έννοιας του αστικού χώρου, της αστικής ανάπτυξης και του ρόλου του σχεδιασμού. Επιπλέον, παρουσιάζονται οι σύγχρονες αντιλήψεις γύρω από το τρίπτυχο. Στο τρίτο κεφάλαιο και μέσα από παραδείγματα, βλέπουμε τον αντίκτυπο στους αστικούς μετασχηματισμούς στον Ευρωπαϊκό χώρο. Στο τέταρτο κεφάλαιο αναφέρονται οι χρονικές τομές στην ελληνική πραγματικότητα, με άξονα αναφοράς την αγορά ακινήτων και έμφαση στα οικιστικά, και αναλύουμε την πορεία του κλάδου διαχρονικά και σε σχέση με τον σχεδιασμό. Στο πέμπτο κεφάλαιο αναλύεται η σχέση του τρίπτυχου μέσα από την μελέτη περίπτωσης της περιοχής του Κουκακίου, όπου διακρίνουμε τους μετασχηματισμούς που έχουν προκύψει και πώς εκφράζεται το φαινόμενο χωρικά. Τέλος, στο έκτο κεφάλαιο παρουσιάζονται οι προβληματισμοί και οι προοπτικές που υπάρχουν ώστε η κτηματαγορά, η αστική ανάπτυξη και ο σχεδιασμός να λειτουργούν αρμονικά προκειμένου να προάγονται τόσο οι επενδύσεις όσο και το κοινωνικό συμφέρον, ενώ αναδεικνύονται και νέα πεδία που προέκυψαν κατά την εκπόνηση της διπλωματικής για περαιτέρω διερεύνηση.	el
heal.abstract	This thesis aims to highlight the relationship between the triptych Real estate market - urban development- planning and its role in the changes that the urban space underwent. At first, the main axes of investigation and methodology that have been followed are presented. The second chapter presents some essential definitions for the understanding of the real estate market, the meaning of the urban space and development and the role of planning in urban development. Also, the second chapter presents the modern understandings around the triptych. Through examples, the third chapter examines the triptych's impact on urban changes in the European context. The fourth chapter outlines the chronological milestones in the Greek reality, using the purchase of houses and apartments as a point of reference and analyzing the evolution of the sector over time and in relation to planning. The fifth chapter analyzes the relationship of the triptych through a case study of the Koukaki neighborhood where we can discern the changes that have occurred. The sixth chapter presents the questioning and the prospects that exist so that real estate market, urban development and planning, function in harmony to promote investments and the social interest. Finally, new areas for further investigation that emerged during the elaboration of the thesis are highlighted.	en
