heal.abstract	Η παρούσα ερευνητική εργασία μελετά τον τρόπο που τα δάση και οι δασικές εκτάσεις συνυπάρχουν με τους οικισμούς. Ειδικότερα, την διαδικασία κατά την οποία η δασική χρήση μετατρέπεται σε οικιστική χρήση. Λαμβάνοντας υπόψιν τους κοινωνικοπολιτικούς παράγοντες και τα μέσα (πυρκαγιές, αποχαρακτηρισμοί) που συμβάλουν στη μετατροπή χρήσεων γης, σε συνδυασμό με τα συμφέροντα που κρύβονται πίσω από τέτοιες μετατροπές, γίνεται προσπάθεια να δοθεί μια ολοκληρωμένη εικόνα για το φαινόμενο. Σημαντικός είναι ο ρόλος του θεσμικού πλαισίου, το οποίο μελετάται παραλλήλως. Για να γίνει πιο κατανοητή η διερεύνηση του φαινομένου αναλύονται τρεις οικισμοί που εκτείνονται στους ΝΑ πρόποδες της Πεντέλης: η Διώνη, το Ντράφι και ο Άγιος Σπυρίδωνας. Είναι οικισμοί με εγκεκριμένο πολεοδομικό σχέδιο που όμως λαμβάνουν έδαφος σε εκτάσεις που κάποτε ήταν δασικές. Αποτελεί αντικείμενο της παρούσας εργασίας ο τρόπος που εξελίχθηκαν οι εκτάσεις και τελικά οικοδομήθηκαν, το ποιος ήταν ο κύριος ιδιοκτήτης των εδαφών και το πως κατάφεραν να αποχαρακτηριστούν και να δοθούν σε οικοδομικούς συνεταιρισμούς ως κτήματα οικιστικής χρήσης. Στο πλαίσιο αυτό, εξετάζεται η υφιστάμενη κατάσταση των οικισμών, η νομοθεσία που εφαρμόζεται και οι ανθρωπογενείς πιέσεις για τα δάση και τις δασικές εκτάσεις. Ακόμα, η εξέταση του φαινομένου της αστικής διάχυσης και της αποκέντρωσης - αποαστικοποίησης που αφορά άμεσα και τη διαδικασία που ακολούθησαν οι συγκεκριμένες οικιστικές περιοχές. Επίσης, τα κοινωνικά – οικονομικά χαρακτηριστικά των κατοίκων που οδηγούνται στην αποκέντρωση αναζητώντας καλύτερη ποιότητα ζωής, θέτοντας σε προτεραιότητα το να μην έχουν βασικές υποδομές και προτιμούν την φύση, επενδύοντας στην οικοδόμηση ιδιωτικής κατοικίας.	el
heal.abstract	The present research work studies the way in which forests and forest areas coexist with settlements. In particular, the process by which forest use is converted to residential use. Taking into account the socio-political factors and the means (fires, declassifications) that contribute to the conversion of land uses, in combination with the interests behind such conversions, an attempt is made to give a complete picture of the phenomenon. The role of the institutional framework is important, which is studied in parallel. In order to make the investigation of the phenomenon more understandable, three settlements are analyzed that extend to the SE foothills of Penteli: Dioni, Drafi and Agios Spyridonas. They are settlements with an approved urban plan, but they are located in areas that were once forested. The subject of this work is the way the land evolved and was finally built, who was the main owner of the lands and how they managed to be declassified and given to building cooperatives as residential properties. In this context, the current situation of the settlements, the legislation that is applied and the anthropogenic pressures on forests and forest areas are examined. Also, the examination of the phenomenon of urban diffusion and decentralization - de-urbanization that directly concerns the process followed by the specific residential areas. Also, the socio-economic characteristics of the inhabitants that lead to decentralization in search of a better quality of life, prioritizing not having basic infrastructure and preferring nature, investing in the construction of a private home.	en
